Booking & Cancellation Policy:

Regular booking / 1 – 14 nights

Twenty-five percent is collected upon booking. The remaining balance is due 90 days prior to your arrival. Should you cancel before 90 days of your arrival, 100% is refunded (less 3.5% for the credit card charge on the charged amount). Should you cancel after 90 days, you are responsible for full payment. If we are able to rent any portion of your reserved day(s), we refund you the FULL amount(s) we collect (less 3.5% for the credit card charge on the full amount). In other words if your trip was $3,000, and we collected $2500, we would reimburse you $2412.50.

Premium Bookings / Stays 15 + Nights & Holidays

Twenty-five percent is collected upon booking. The remaining balance is due 120 days prior to your arrival. Should you cancel before 120 days of your arrival, 100% is refunded (less 3% for the credit card charge on the initial 25%). Should you cancel after 120 days, you are responsible for full payment. If we are able to rent any portion of your reserved day(s), we refund you the FULL amount(s) we collect. If we are able to rent any portion of your reserved day(s), we refund you the FULL amount(s) we collect (less 3.5% for the credit card charge on the full amount). In other words if your trip was $3,000, and we collected $2500, we would reimburse you $2412.50. (Major Holidays include: Christmas/New year, Easter, July 4th, Thanksgiving)

GUEST UNDERSTANDS THAT A GUEST-INITIATED CANCELLATION LESS THAN 90 (Or 120 days for Holidays or extended bookings 15 days or longer) PRIOR TO THE ARRIVAL DATE WILL RESULT IN SIGNIFICANT LOSSES TO SGG LLC AS IT IS UNLIKELY THAT SGG LLC WILL BE ABLE TO RE-BOOK THE PROPERTY AT THE CONTRACTED FOR RENTAL RATE AND LENGTH OF STAY AND, AS A RESULT, GUEST UNDERSTANDS THAT A REFUND OF ANY MONIES PAID IS HIGHLY UNLIKELY UNDER SUCH CIRCUMSTANCES. SGG LLC STRONGLY RECOMMENDS THAT GUEST PURCHASE TRIP CANCELLATION INSURANCE TO HELP PROTECT AGAINST FINANCIAL LOSSES IF CANCELLATION IS NECESSITATED BY CERTAIN KINDS OF UNFORESEEN EVENTS, SUCH AS ILLNESS. IN THE EVENT OF A REFUND OF ANY KIND, A CHARGE OF 3.5% WILL BE DEDUCTED FROM ALL REFUNDS TO COVER THE COST(S) OF: SGG LLC ADMINISTRATIVE (1%), AND CREDIT CARD CHARGES AND REFUND FEES CHARGED BY OUR CREDIT CARD SERVICE PROVIDER (2.5%). If paid by check(s), credit card charges DO NOT APPLY.

RESERVATIONS & PAYMENTS

SGG LLC will accept and hold a tentative reservation for 24 hours following your booking request. SGG LLC must receive a signed copy of this completed “Guest Reservation Application & Rental Agreement” (including the “Credit Card Authorization & Guarantee” (Exhibit “A” and the “Reservation Deposit” as indicated on the Guest Accounting within Two days of your booking request or the reservation will be canceled automatically and any other “wait-listed” request will be accepted in its place (no grace period shall apply). Upon receipt and approval by SGG LLC of the completed and signed copy of this Guest Reservation Application & Rental Agreement and the Reservation Deposit, SGG LLC shall provide you with a “Confirmation”. Payment of 25% of the balance of the total rental charges will be due at this time, charges for any pre-arranged optional services and taxes shall be due no later than 90 days prior to your Arrival Date and is non-refundable (no grace period shall apply). Reservations initially made within 90 days of your Arrival Date will require 100% payment of rental charges, the “Insurance Policy” and any optional services and taxes within Two days of your booking request. This payment will be charged to your credit card.

RESERVATION CHANGES, CANCELLATIONS & REFUNDS

Any Guest-initiated change of reserved dates subsequent to execution of this “Guest Reservation

Application & Rental Agreement” and issuance of the “Confirmation” is subject to prior written

approval by SGG LLC. Guest-initiated cancellation at any time after the execution of this “Guest

Reservation Application & Rental Agreement” and issuance of the “Confirmation” will result in loss of Deposits as described below, which will be retained by SGG LLC. A refund will be issued only if the time period booked is re-rented at an equivalent rate and length of stay. If only a portion of the time period booked is re-rented or the booking is re-rented at a lower rate, a pro-rata refund will be made as further described below No refunds will be made for late check-ins; early check-outs, “no-shows” or for booked but unused services. A FULL REFUND WILL ALSO BE MADE IF THE PROPERTY BECOMES UNFIT FOR HABITATION DURING THE TIME RESERVED AND IN SGG LLC’S OPINION NO EQUIVALENT SUBSTITUTE CAN BE FOUND.

CANCELLATION CHARGES:

CANCELLATIONS (OR CHANGES TO RESERVATION) NINETY DAYS (90) BEFORE A NON-HOLIDAY RESERVATION, OR ANY RESERVATION LESS THAN FOURTEEN (14) DAYS WILL BE REFUNDED IN FULL, LESS 3.5 % TO COVER CREDIT CARD FEES AND ADMINISTRATION FEES. CANCELLATIONS (OR CHANGES) ONE-HUNDRED-AND TWENTY DAYS (120) BEFORE A HOLIDAYS OR FOR STAYS FOURTEEN (14) DAYS OR LONGER WILL BE REFUNDED IN FULL, LESS 3.5 % TO COVER CREDIT CARD FEES AND ADMINISTRATION FEES. HOLIDAY SEASONS INCLUDE; CHRISTMAS, NEW YEARS, VALENTINES DAY, THANKSGIVING, EASTER AND FORTH OF JULY. GUEST UNDERSTANDS THAT A GUEST-INITIATED CANCELLATION LESS THAN NINETY (90 days) (Or 120 days for Holidays or extended bookings fourteen (14) days or longer) PRIOR TO THE ARRIVAL DATE WILL LIKELY RESULT IN SIGNIFICANT LOSSES TO SGG LLC AND IT IS UNLIKELY THAT SGG LLC WILL BE ABLE TO RE-BOOK THE PROPERTY AT THE CONTRACTED FOR RENTAL RATE(S) AND/OR LENGTH OF STAY AND, AS A RESULT, GUEST UNDERSTANDS THAT THERE IS NO GUARANTEE OF ANY REFUND WHAT-SO-EVER. SGG LLC STRONGLY RECOMMENDS THAT GUEST PURCHASE TRIP CANCELLATION INSURANCE TO HELP PROTECT AGAINST FINANCIAL LOSSES IF CANCELLATION IS NECESSITATED BY CERTAIN KINDS OF UNFORESEEN EVENTS, SUCH AS ILLNESS.

PARTIAL REFUNDS:

SGG LLC WILL ATTEMPT TO RE-BOOK ANY GUEST INITIATED CANCELLED DATES AT AN AGREED TO RATE WITH THE GUEST. IN THE EVENT THE CANCELLED DATES ARE RE-BOOKED, THE GUEST WILL BE REFUNDED ALL AMOUNTS COLLECTED, LESS ANY LOSS IN NIGHTLY REVENUE (S), AND A CHARGE OF 3.5% TO COVER CREDIT CARD CHARGES AND ADMINISTRATIVE FEES. EXAMPLE: GUEST TOTAL CHARGE FOR RESERVED DATES IS $3000, SGG LLC IS ABLE TO RE-BOOK CANCELLED DATES OR PORTION OF DATES FOR $2000. IN THIS EVENT, THE GUEST WILL RECEIVE $2000, LESS 3.5%, FOR A TOTAL REFUND OF $1930.
